What we do

Commercial Roofing Services

Every commercial roof is in one of three places: worth maintaining, worth coating, or ready to replace. We handle all three.

Roof systems

Commercial Roof Systems We Install

The right system depends on your roof’s slope, drainage, foot traffic, and budget. Here’s the short version of each.

  • TPO

    Thermoplastic polyolefin

A white single-ply membrane with heat-welded seams. Reflective and a popular choice for flat and low-slope roofs.

  • EPDM

    Rubber membrane

A durable black rubber roof that stays flexible through heat and cold. A proven, budget-friendly option.

  • Commercial Metal

    Standing seam & exposed fastener

Long-lasting metal panels for sloped commercial roofs, shops, and metal buildings.

  • Modified Bitumen

    Asphalt-based membrane

A tough, multi-layer asphalt membrane that stands up well to foot traffic on flat roofs.

Maintain, Coat, or Replace?

The honest answer depends on what’s under the surface. Here’s how we think about it.

  1. 01

    Maintain

The roof is in good shape.

Regular inspections, cleaning, and small repairs keep a healthy roof healthy and catch problems before they reach the inside of the building.

    Maintenance plans
  2. 02

    Coat

The roof is worn, but the base is solid.

A coating system can seal seams, fasteners, and weathered surfaces and add a reflective layer, often for less disruption and cost than replacing.

    Roof coatings
  3. 03

    Replace

The roof has failed or the insulation is wet.

When there’s widespread damage, trapped moisture, or the roof is at the end of its life, a new roof is the right call, and coating it would only hide the problem.

    Roof replacement

Not sure where your roof falls? That’s what the inspection is for. We’ll walk the roof, check the seams, flashing, drains, and penetrations, and show you photos so the decision is easy to make.

FAQ

Commercial Roofing Questions

What commercial roofing systems do you install?

We install TPO, EPDM, commercial metal (standing seam and exposed fastener), and modified bitumen roofs. We also apply silicone and acrylic roof coatings and metal roof restoration systems.

Should I repair, coat, or replace my commercial roof?

It depends on the condition of the roof underneath. If the roof is solid and the insulation is dry, maintenance or a coating may be all you need. If there’s widespread damage or wet insulation, replacement is usually the right call. We’ll inspect the roof, show you photos, and give you a straight recommendation.

Do you offer commercial roof maintenance plans?

Yes. Our maintenance plans include two inspections a year, one in the spring and one in the fall, with a photo report after each visit. Minor repairs and cleaning, like clearing debris and drains, are included. Bigger problems are photographed and priced before any work is done.

What types of buildings do you work on?

Warehouses, retail buildings, offices, churches, restaurants, shops, metal buildings, and other commercial properties with flat, low-slope, or metal roofs.

What areas do you serve for commercial roofing?

We serve commercial properties across Northeast Georgia, including Habersham, Hall, White, Lumpkin, Banks, Stephens, Rabun, Franklin, and Jackson counties.

How much does a commercial roof cost?

Commercial roof pricing depends on the size of the roof, the system, how many layers have to come off, insulation, drainage, and rooftop equipment. We measure and inspect the roof first, then give you clear, upfront pricing before any work starts.
