Commercial Roof Coatings & Restoration
Silicone, acrylic, and metal roof restoration systems that seal and protect a worn commercial roof without tearing it off. If your roof is still solid underneath, a coating may be all it needs.
Why coat
Why Business Owners Choose a Roof Coating
A coating can extend the life of a roof that’s worn but still sound, with far less disruption than a tear-off.
Seals Leaks & Seams
A coating forms one seamless layer over the roof, sealing seams, fasteners, and weathered spots where leaks start.
Reflects the Sun
A bright white coating reflects sunlight instead of soaking it up, which helps keep the roof surface cooler.
Less Disruption
No tear-off means less noise, less mess, and less disruption for the people working inside.
Often Costs Less Than Replacing
When the roof underneath is solid, coating it is usually less expensive than tearing it off and starting over.

Silicone, Acrylic, or Metal Restoration?
Each coating has a job it does best. We’ll match the coating to your roof.
- 01
Silicone Roof Coatings
Handles standing water and strong sun well. A go-to for flat roofs.
Silicone coatings resist ponding water and UV exposure, which makes them a common choice for flat and low-slope roofs where water doesn’t always drain right away. They’re often used over TPO, EPDM, modified bitumen, and metal roofs.
Best for: Flat and low-slope roofs, especially ones with spots where water sits after a rain.
- 02
Acrylic Roof Coatings
A budget-friendly, bright white coating for roofs that drain well.
Acrylic coatings are water-based, bright white, and reflective, and they’re typically one of the more budget-friendly coating options. They perform best on roofs with good slope or drainage, since they aren’t designed to sit under standing water.
Best for: Sloped and well-draining roofs, including many metal roofs, where reflectivity and budget are the priorities.
- 03
Metal Roof Restoration
A full coating system that seals and protects an aging metal roof without replacing it.
A metal roof restoration is more than a coat of paint. The roof is cleaned, rust is treated, fasteners and seams are sealed, and then the coating is applied over the whole roof. Done right, it can give a tired metal roof a seamless, watertight, reflective surface without the cost of tearing it off.
Best for: Older metal roofs with rust, loose or leaking fasteners, and leaky seams, as long as the panels themselves are still solid.

Is Your Roof a Good Candidate for a Coating?
A coating is only as good as the roof underneath it. We’ll never coat a roof that should be replaced.
Usually a good candidate
- The roof is worn or weathered, but the base is still solid
- The insulation underneath is dry
- Leaks are coming from seams, fasteners, or flashing, not widespread failure
- A metal roof has surface rust, but the panels aren’t rusted through
- You want to extend the roof’s life without the disruption of a tear-off
Usually needs replacement instead
- Large areas of wet or saturated insulation
- The deck is damaged or the roof feels soft underfoot
- Metal panels are rusted through
- The membrane is failing across most of the roof
How it works
How We Coat a Commercial Roof
Most of a good coating job happens before the coating goes on.
- 01
Inspect
We check the roof and look for wet insulation. If the roof isn’t a good candidate, we’ll tell you.
- 02
Clean
The roof is cleaned of dirt, debris, and chalky residue so the coating bonds to the surface.
- 03
Repair
Damaged areas, open seams, flashing, and fasteners are repaired and reinforced before any coating goes on.
- 04
Prime if Needed
Some roof surfaces need a primer for the coating to bond properly. We use one when the roof calls for it.
- 05
Coat
The coating goes on at the right thickness across the entire roof, then we walk it and send you photos.

Metal roof restoration
Give an Aging Metal Roof a Second Life
Older metal roofs on shops, warehouses, and metal buildings tend to fail in the same places: rusty panels, loose or leaking fasteners, and seams that have opened up.
A restoration fixes those problems at the source. We clean the roof, treat the rust, seal every fastener and seam, and coat the whole roof, leaving you with a seamless, watertight, reflective surface.
After the coating
Keep Your Coated Roof in Shape
A coated roof lasts longest when someone keeps an eye on it. Our maintenance plans include spring and fall inspections with a photo report after each visit, plus minor repairs and cleaning of debris and drains.

FAQ
Roof Coating Questions
What is a commercial roof coating?
A roof coating is a liquid-applied layer, usually silicone or acrylic, that cures into a seamless, flexible membrane over your existing roof. It seals seams and fasteners, protects the roof from the sun, and adds a reflective surface.
What’s the difference between silicone and acrylic roof coatings?
Silicone holds up well to standing water and strong UV, so it’s a common choice for flat roofs. Acrylic is water-based, bright white, and typically more budget-friendly, and it works best on roofs that drain well, since it isn’t designed to sit under standing water.
Can you coat a metal roof?
Yes. A metal roof restoration cleans the roof, treats rust, seals fasteners and seams, and then coats the whole roof. It works best when the panels are still solid and not rusted through.
Is my roof a good candidate for a coating?
A roof is usually a good candidate if the base is solid, the insulation is dry, and the problems are worn surfaces, seams, or fasteners rather than widespread failure. Roofs with saturated insulation, a damaged deck, or rusted-through panels usually need replacement instead. We’ll inspect the roof and tell you honestly.
Can my roof be coated while my business is open?
Usually, yes. Coating doesn’t involve tearing off the roof, so there’s far less noise and disruption than a replacement. We’ll plan the work around your hours.
Should I coat or replace my commercial roof?
If the roof is worn but solid and dry, a coating is often the better value. If there’s wet insulation, deck damage, or widespread failure, coating would only cover up the problem, and replacement is the right call.
